Selling a house is a complicated process. Garantiemakelaars have therefore split it up into four clear stages:
Research and presentation
In this stage we agree with you what Garantiemakelaars are going to do for you. Also we get your house ready for the sale. The prospective buyer wants to be sure that your house is worth his money.
One thing is certain: your house will be presented in a particular style; Garantiemakelaars are part of a national network of estate agencies. Your house is now being sold throughout the country: through Garantiemakelaars and other NVM estate agents and on the internet!
Viewings
You don’t want people just looking at your house, you want prospective buyers. That is why Garantiemakelaars select only people who are truly interested in your house. Your estate agent makes appointments with potential buyers and shows them round your house. Of course you want to make a good impression. That is why Garantiemakelaars gives you a brochure with handy tips about how to make your house look as attractive as possible.
Every time a potential buyer visits your house your estate agent will inform you of how interested the potential buyer was in your house, in accordance with the agreement we have made with you in the Sure Sale Plan.
Negotiation and completion
We don’t only guarantee that your house will always be sold. Better still, the processing period – the time that your house is up for sale – is decidedly shorter with Garantiemakelaars than with an average estate agent. Garantiemakelaars also know how to get a higher sale price than the average estate agent. Whilst we are in discussions with the prospect buyer, we continuously keep you up to date. You decide how often and in which way.
After the sale
Garantiemakelaars consider a good sale to have three satisfied parties: you, the buyer and Garantiemakelaars . Firstly, we ensure that there is a good legal completion. Thereafter Garantiemakelaars offer the buyer, as an extra service, a complete insurance package: the “Woongarantiepakket” (resident guarantee package). There is a choice of the Guarantee Assurance, legal aid insurance, building and contents insurance with value guarantee and third party insurance.
As part of our service we offer all buyers our value monitor. The value of the house they have bought is periodically determined and compared to developments in the neighbourhood and the rest of the Netherlands. In this way you, as seller, have something to offer to your prospective buyers. You can also use the value monitor, of course, to keep an eye on the value of your own new house. Lastly, Garantiemakelaars offer a removal service with tips for those moving house.
